Frequently Asked Questions

Home Buyers Relocating to Houston FAQ

It depends on your priorities, but a few areas come up consistently. Katy and Katy ISD are the default answer for families prioritizing schools, with master-planned communities, parks, and strong resale values. Sugar Land and Pearland offer similar quality of life with slightly more established infrastructure. If you want to be closer to the city, West University, Bellaire, and Memorial deliver top-rated schools and tree-lined streets inside or just outside the 610 Loop. The Heights and Montrose are better fits for buyers who want walkability, character, and access to restaurants and culture over yard space and suburban amenities. Because Houston is so large and so varied, the right neighborhood depends heavily on your commute location, budget, and lifestyle. That is exactly what the initial consultation is for.

Buying remotely is very common for relocation clients and entirely doable with the right agent. The process starts with a video consultation to understand your criteria, budget, and timeline. From there, your agent conducts showings on your behalf, sends detailed video walkthroughs, and flags anything worth noting that a listing photo would not reveal. Offers, contracts, and disclosures are all handled digitally. Many relocation buyers never set foot in Houston until after they are under contract, or even until closing. The key is having an agent who knows the market well enough to be your eyes on the ground and advise you confidently when you cannot be there yourself.

Flooding is a real consideration in Houston and one that every buyer should take seriously. Not all of Houston floods, but some areas flood regularly, and the risk is not always obvious from a listing. Before making an offer on any property, your agent should pull the flood zone designation, review the property's flood history, and check HAR and FEMA flood maps for the area. You should also ask directly whether the property has ever flooded. Flood insurance may be required by your lender if the home is in a designated Special Flood Hazard Area, and it can be advisable even outside those zones. Neighborhoods with newer drainage infrastructure or higher elevation tend to carry lower risk. This is one area where working with a knowledgeable local agent is not optional.

Texas has no state income tax, and property taxes are how the state funds schools and local services. The result is that property tax rates in Houston are higher than the national average, typically ranging from 2% to 2.5% of your home's appraised value annually depending on the city, county, and school district. On a $400,000 home, that is roughly $8,000 to $10,000 per year. Once you establish the home as your primary residence, you can file for a homestead exemption, which reduces your taxable value and caps how much your assessed value can increase each year. Seniors and veterans may qualify for additional exemptions. Property tax rates vary meaningfully between suburbs, so comparing rates across your target areas before choosing a neighborhood is smart financial planning.

Most relocation purchases take 60 to 90 days from the start of your home search to closing. Getting pre-approved takes one to two weeks and should happen before you begin touring homes. Once you are under contract, Houston closings typically take 30 to 45 days. If you are on a corporate relocation timeline or have a hard start date at a new job, sharing that upfront allows your agent to prioritize accordingly and set realistic expectations. For buyers who need to move faster, cash purchases or less competitive price ranges can shorten the timeline significantly.

Both are reasonable depending on your timeline and confidence level. Buying immediately makes sense if you have done thorough research on neighborhoods, have a clear commute destination, and are working with a local agent who knows the market well. Renting first makes sense if you are unsure about which part of Houston fits your lifestyle, need more time to get pre-approved, or simply want to experience a neighborhood before committing. Houston's rental market is strong and offers flexibility in most areas. The risk of renting first is that home prices can move, and you may end up buying in a more competitive environment later. There is no universal right answer, but it is a conversation worth having early so your agent can help you weigh the tradeoffs.

No. If you are relocating through a corporate employer and coordinating with a relocation management company such as Cartus, Aires, or SIRVA, you are permitted to select your own agent. The relocation company typically requires the broker to sign off on some supplemental paperwork, which is a straightforward process. You are not required to choose from a pre-assigned list, and in most cases your chosen agent can be approved without issue. Choosing your own agent means you can prioritize local expertise and personal fit over whoever happens to be on a vendor list.
